Three season sunrooms in Ontario CA - a glass room that stays dry and gets used

Got a patio or deck you'd use more if it were closed in? We build a bright, sealed room on a base that can carry it.

What is a three season sunroom, and does it suit your house?

A three season sunroom in Ontario, CA is a room with glass or clear panel walls, built onto your house but sealed off from it and left unheated and uncooled, so you get a bright, covered room without extending your home's heating and cooling.

Most people call us about a patio or deck they'd use a lot more if it had walls. The price turns on the size of the room, what it sits on, how tightly the glass and doors are sealed, and whether you add wiring or insulation. The schedule mostly turns on whether the base needs work first and how long the city takes with the plans. If you want the room heated and cooled like the rest of the house, that's a four season sunroom, which is a different room at a different price. We're based in Ontario and work in Ontario and the cities around it, and the estimate visit gets you a written quote for your own room.

What our three season sunroom work covers

I start with the base, because a room is only as good as what it sits on. We check the slab, deck or patio cover, add support where it's needed, then frame the walls, set the glass or clear panels and hang the doors. The joint where the room meets your house gets the most time, since that's where a leak shows up in the first big rain. Not every room needs heating and cooling, and I'll tell you so. If you think you'll want it someday, say so now and we'll build toward it.

A three-season room isn't the only way to close in the back of the house. Patio enclosures suit you when you want a sheltered patio more than a finished room, and custom sunrooms make sense when your roofline or lot doesn't fit a standard layout.

Three season sunrooms in Ontario: permits and what's underneath

Whether your room needs a permit is the City of Ontario's call, and the city's standard plan asks for a site plan, copies of the plan form and a building permit application. When a job needs a permit, we prepare the plans, file them with the city and schedule the inspections. City review takes time, so we'll tell you that up front and keep you posted while it runs.

Most rooms here go on something that's already there, like an old patio slab or a covered patio, and plenty of those were poured for a barbecue, not walls and glass. We see the same thing on jobs in Upland and Chino. One California city's building guidance says to find out first whether a slab is post-tension, held together by tensioned steel cables, because cutting a cable can be very dangerous and expensive to repair. That's why I'd rather spend an extra hour on the base than find out the hard way.

Questions before you book a three season sunroom

How much does a three season sunroom cost in Ontario, CA?

Installing a three-season room on an existing structural base in Ontario usually costs about $100 to $150 per square foot. That range leaves out insulation, extending heating or cooling, plumbing and pulling permits, so ask whether any quote you get includes them. Our written quote lists what's in it and what isn't.

Can a sunroom be built on my existing deck?

Often it can, but a deck under a new sunroom typically needs added beams, posts or footings to carry the extra weight and loads. The national sunroom trade group advises asking a local structural engineer whether your deck is suitable, so plan that step into your budget.

Can I add heating or air conditioning to a three season room later?

It's better to decide before you order the room, because a three-season room is built without a heating or cooling system. Under the national sunroom standard, Categories I through III have no system installed, while a Category IV room has its own system and leaves the house's doors and windows in place. If heat or cooling is in your future, that changes which room you're asking for.

What is the best way to keep a three season sunroom from leaking or getting drafty?

Ask which category of the sunroom standard the quoted room meets, because a Category III room adds requirements for its windows and doors to resist air leaks and water getting in. You can also ask whether the room meets the structural requirements the standard sets for each enclosed category.

How much can a contractor ask for up front on a sunroom in California?

No more than $1,000 or 10 percent of the total contract price, whichever is less, according to California's Contractors State License Board. Any other payments have to be listed clearly in the contract and based on work already done or materials delivered to your home, and the rule covers all home improvement projects. Read the payment schedule in any contract before you sign it.

How do I take care of a three season sunroom?

Keep the door and window tracks clean and keep the weep holes, the small drain openings in the frames, clear so water can get out, which is what one sunroom company's care guide recommends. The same guide says to use a pure silicone spray on the tracks, because oil-based lubricants tend to attract dirt.

Why Ontario homeowners call Sunhaven Ontario Sunrooms & Patios for three season rooms

  • The owner measures every job

I come out myself to measure and look at what the room will sit on. The person who quotes your room is the one who answers for it.

  • Commercial building habits since 2013

I learned framing and glazing on storefronts and office buildings before I started this business in 2013. Thirteen years in, we still build homes that same careful way, just with fewer meetings.

  • Licensed and insured in California

We're fully licensed and insured. The state licensing board licenses and regulates contractors here, so it's the place to look up anyone you're thinking of hiring.

On a three season room, the two things I won't rush are the base and the joint with your house. Set up a visit and I'll come look at what you've got.

  • Patio enclosures

For when you want the patio sheltered and usable without building a full room.

  • Custom sunrooms

For an odd roofline, a tight side yard or a room shaped around how you live.

  • Four season sunrooms

For a room you'll heat and cool like the rest of the house.
