Custom sunrooms in Ontario, CA - a dry room built around how you'll use it

Want more light and space without a room that's too hot, too cold or leaky? We settle the glass and insulation before we build.

What goes into a custom sunroom, and what sets the price?

A custom sunroom in Ontario, CA is a room we add onto your house, with walls, windows, a roof and electrical, where you pick the glass, the windows and how well it's insulated, so you end up with an extra room that stays dry and fits the way you'll use it.

Most calls start with a patio that gets good light, a family that's out of room, or both. The biggest thing that moves the price is whether you want the room heated and cooled, because that decides the windows and the insulation. After that it's the size, the glass and what the room will sit on. The schedule mostly turns on decisions made up front and on the city's plan review, which we lay out below. We're based in Ontario and work in the cities around it, and after I've seen your place you get a written quote that spells out what's included.

How we build custom sunrooms

Custom means you choose the glass, the windows and how well the room is insulated. I go through those with you before anything gets ordered, because insulated windows and insulation in the walls, floor and roof go in far easier during the build than after it. Once that's settled, we draw the plans and check that the slab, deck or cover can carry the new room. Then our own crew frames the walls and roof, sets the windows and doors, and seals the joint where the room meets your house. That joint is where most sunroom leaks start, so it's where I'd rather spend an extra hour than get a call after the first big rain. Licensed electricians come in for the wiring, and heating and cooling trades come in when the room will be conditioned.

Some people come to us with the design already picked and just need it built right, and our sunroom construction work covers that. If you've got an older room that leaks, bakes in summer or never gets used, sunroom remodeling is often a better start than tearing it off.

Building a custom sunroom in Ontario

The City of Ontario Building Department takes permit applications, and it wants the plans and documents sent electronically through its online portal. Whether your room needs a permit is the Building Department's call, so we settle that with them before we build. When a job needs one, we prepare the plans, file them with the city and schedule the inspections. When fees come due, the city takes them through its own payment portal or in person at City Hall. It also says it doesn't ask for payment by email or wire transfer, so treat any request like that as a red flag.

A lot of what we see here are single-story houses with a concrete patio out back and an aluminum patio cover someone hopes to just wall in. Sometimes that cover can take glass and sometimes it can't, and I'd rather tell you at the estimate than halfway through the build. We see the same setups on jobs in Chino and Upland.

How a custom sunroom gets built

  1. Call us or send the form

You call (909) 738-1566 or fill out the form, we get back to you, and I set a time to come out. If you have a rough room size in mind, bring it to the visit.

  2. I measure and write a quote

I measure, look at the slab, deck or cover, and ask how you'll use the room. You get a written quote that spells out what's included, so you can see what your glass and insulation choices add before you sign.

  3. We file plans with the city

Once you sign, we prepare the plans and file them with the city. Ontario's first plan check takes about five weeks and each added review about four, so we set the start date around that and keep you posted while it runs.

  4. Our crew builds the room

Our own crew does the building, with licensed trades brought in for wiring and heating or cooling. When it's done, we walk the finished room with you.

Questions before you book a custom sunroom

What is the difference between a three-season and a four-season sunroom?

A three-season room isn't heated or cooled and uses uninsulated windows or screens, while a four-season room is heated, cooled and fitted with all-weather windows. That's the first choice to make, since it decides what windows the room gets and a good part of the cost. If you picture yourself out there on the hottest afternoons, tell me that at the estimate.

How much does a custom sunroom cost in Ontario, CA?

A three-season sunroom added to an existing base in Ontario usually runs about $100 to $150 per square foot, installation included. That figure leaves out insulation, extending your heating or cooling, plumbing and permits, so a four-season room with those built in lands higher. Our written quote spells out what's included, so you can compare it fairly against anyone else's.

Does a sunroom contractor need a license in California?

Almost always, yes. California requires a Contractors State License Board license to build or alter a structure when the project needs a building permit, uses additional workers, or costs $1,000 or more in labor and materials combined. A custom sunroom clears that bar easily, so ask any contractor for their license before you sign.

How do I keep a sunroom from overheating?

Choose the glass and the shading together. A U.S. Department of Energy window guide says high-solar-gain low-e glass, a coating that lets the sun's heat through, suits places where heating is the main need, and that it may overheat a room in spring and fall unless it's properly shaded. We go over glass and shading with you before anything is ordered, since swapping glass later costs a lot more than picking it right.

Does heating and cooling a sunroom count as an addition in California?

Yes, under the California Energy Commission's manual, heating or cooling a space that wasn't conditioned before is treated as an addition. Some additions also need a compliance form with the building permit application when the work changes the outer shell of the house or its heating, cooling or water heating. That's one more reason to decide on a four-season room before plans are drawn, and we include that paperwork with the plans we file.

How do I take care of a sunroom so the doors and windows keep working?

Check the roof and gutters once a year and keep the door and window tracks clean, inside and out. One sunroom maker's owner guide also recommends a pure silicone spray rather than an oil-based lubricant to keep them sliding smoothly. Oil grabs dust, which is how a track ends up gritty.

Why Ontario homeowners call Sunhaven Ontario Sunrooms & Patios for custom sunrooms

  • The owner comes out to measure

I come out myself to measure, look at what the room will sit on and ask how you'll use it. The person pricing your room is the one who answers for how it's built.

  • Started on commercial glazing crews

I spent my first years framing and setting glass on storefronts and office buildings, then started this business in 2013 to build homes the same careful way. That's 13 years of sunrooms and patio enclosures that stay dry.

  • Fully licensed and insured

We're fully licensed and insured. Our own crew builds the room, so the people who start your job are the ones who finish it.

  • We pick up the inspection card

Once Ontario approves the plans, the inspection card comes from the Building Department at City Hall, and we take care of getting it. You don't need to take time off for a trip downtown.

On a custom sunroom, the choices you make before the build matter more than anything we do after it. Send us a note through our contact page or call (909) 738-1566, and I'll come out and measure.

  • Sunroom construction

When the design is set and what you need is a crew that builds it square, dry and to plan.

  • Sunroom remodeling

For a sunroom you already have that leaks, runs hot or has quietly turned into storage.
